selling | renting out.
What separates a good sale from an average one is not the listing. It is the preparation, the right price, who leads the viewings, and who keeps an eye on the contract, the land registry and the handover — but above all, where and how it is presented. That is exactly what we take care of.
Several years of selling property have set the standard we hold ourselves to. From the first meeting to the keys, the same person stays with you — not a call centre.
The commission can include professional photography, video and drone footage where they help, visualisations of the property, a dedicated web presentation, advertising on real estate portals and promotion on social media, support seven days a week, active buyer search, a property passport, legal documentation drafted by lawyers, vetting of buyers, a handover with a signed protocol and the transfer of utilities afterwards.
offer.
presentation that sells.
Buyers make up their mind in the first seconds of a listing. So we invest in the preparation before anyone sees the property.
professional photography.
Natural light, a wide lens and a considered composition, so the space looks exactly as good as it really is.
video and drone footage.
A short walk-through video and aerial shots of the plot, the access and the surroundings — the things a photograph cannot tell you.
home staging.
Before the shoot we depersonalise and arrange the space, so buyers can picture their own life in it, not yours.
visualisations.
For an older or empty flat we show what it can become. You are not selling the current state — you are selling the possibility.
a dedicated web presentation.
Where a property's particulars call for it, it gets its own page with photos, video, floor plan and contact — with no one else's listings around it.
paid advertising on portals.
We boost the listing with paid promotion on the biggest real estate portals, so it's among the first things a buyer sees.
social media promotion.
We share and promote it on Facebook and Instagram — where interested buyers actually see it.
a property passport.
One clear document with everything a buyer needs to know: parameters, running costs, documents. Serious buyers ask for it first.
active selling, not waiting.
We look for the buyer where listings are not read.
actively finding buyers.
We approach clients in our database, as well as the databases of partner real estate agencies, who are looking for exactly this kind of property — often before they even come across the listing.
vetting every enquiry.
Only people who are serious and have the financing get a viewing. You never have to meet anyone else.
support seven days a week.
Buyers write in the evening and at weekends. That is when we are on the phone, not you — and after every viewing you know how it went.
certainty through to the keys.
Most mistakes happen after the price is agreed. So we handle the rest just as carefully.
contracts drafted by a lawyer.
The reservation and purchase agreements are prepared by a law firm and the price goes through escrow. You sign only what you understand.
handover and utility transfer.
The handover protocol, meter readings, and the transfer of electricity, gas and water to the new owner. The last step — and one you no longer have to deal with.
how it works, step by step.
01
the first meeting.
We come to you, look at the property and listen to what you expect from the sale — the price, the timing and what worries you. You sign nothing.
02
a price that holds.
You receive a written valuation based on recently closed sales nearby. We tell you what it will realistically sell for, not what you would like to hear.
03
preparation.
Home staging, photography, video, drone, visualisations and the property passport. We arrange all of it — you only open the door.
04
launch.
A dedicated property page, listings on regento.sk and the main portals, social media, a paid campaign and direct outreach to buyers in our database.
05
viewings and negotiation.
We lead every viewing with vetted buyers, report back after each one and negotiate the price on your behalf. The decision is always yours.
06
contract and handover.
A lawyer prepares the contracts and the land registry filing, and the price is held in escrow. Finally we hand the property over to the new owner, utilities transferred.
let's start with a meeting.
It commits you to nothing. We come over, take a look and tell you openly what we would do with your property and what it could sell for. You decide afterwards.
